Aside from a license, your real estate agent should possess other qualities that will guarantee your success as a buyer or seller.

Real estate agents all look the same, don’t they? I mean, if you open a real estate guide, or take a look at ads, flyers, postcards, etc., you’ll usually see our smiling faces donned in our best professional threads. On the surface, it might not be so easy to figure out which agent to choose to represent your real estate interests.

Hiring a real estate agent to help you buy or sell a home is not unlike hiring someone for a job. Imagine yourself as the CEO of a company, and you’re hiring someone to help your company reach its goals. What questions would you ask? What qualifications would you ...

Choosing a real estate agent, Real Estate Agent in Stevenson Ranch, Real Estate agent in Valencia, santa clarita real estate agents

So with all the real estate agents out there to choose from, what sets you apart?

We get that question a lot, and for good reason. You in fact DO have a lot of choices when it comes to buying or selling your home. There are close to 2,000 licensed real estate agents in the Santa Clarita Valley alone.

That being said, here are just a few things that set us apart from much of our competition:

Our team of agents dedicate themselves to the business of real estate on a full-time basis. That means our entire workday is centered around following up with our clients, showing properties, writing offers, and making sure our buyers and sellers needs are met with 100% satisfaction.

From traditional websites, to blogging (Like what you’re reading now), to effective social media, video virtual property tours, and good old fashioned footwork, we put a lot of effort into marketing your home for sale.

We leave nothing to chance in marketing your property. Door hangers, flyers, virtual tours, are only a few of the options available to you when Montemayor & Associates lists your home for sale. We also network with our database of potential buyers as well as other realtors who have buyers looking for a home just like yours.

We offer these services at no up front expense to you. We do everything we can to market your property at a top-notch level. We do invest our money, time and resources into getting your home sold with no promise of any type of return. The only thing we ask is that you work with us, and through the process, if we do not provide you with top-notch service, or the service that you feel you deserve, you can fire us at any time!

One of the great aspects of using Montemayor & Associates as your buyer’s agent when looking to purchase a home is that you don’t pay our fees, the seller does. In essence, you pay nothing for our professional level of service representing YOUR needs in a home purchase negotiation.

Why is this important?

Remember, that when a seller lists a home with a real estate agent, that agent is contractually obligated to represent the seller’s interests, not the buyers. So for those home buyers who think they’re “cutting out the middleman” by calling the agent whose name is on the sign in front of the home they are interested in buying, that agent is actually working for the seller’s interest, not the buyer’s. Yes, true professionals will try to aid the negotiations between the buyer and seller to a win-win conclusion, but remember, the listing agent HAS to represent the seller as per the listing contract. Basically, when the listing agent is working for both the buyer AND the seller, he or she may feel more obligated to lean toward the needs of the person who is paying their fees IE: the seller.

In hiring Montemayor & Associates as your buyer’s agent, we represent YOUR interests in the negotiation process. We make sure the seller and seller’s agent understand your needs and your unique situation, and we fight for the best deal for you. Again, THIS COSTS YOU NOTHING!

If you are considering buying a home, there is no better time than now. Interest rates and home prices are incredibly low, and there are some great home buyer programs available that can get you into a home for as little as half a percent down. Despite what you may have heard about the real estate market, available-for-sale home inventory is extremely low. On top of that, 50% or more of the homes available for sale are short sales.

This means that there is sometimes fierce competition for homes that are available for sale.

So what’s the advantage?

Our team at Montemayor & Associates work with home buyers to assess their wants and needs in the most detailed manner possible. With that information, we regularly check the multiple listing service (MLS) for the latest listings that come on the market so that we can get the buyer over to preview as soon as possible. But, that’s not all…

We also belong to various realtor networks in and around the Santa Clarita Valley where we share home buyer needs and in many cases, find homes for our buyers that haven’t even hit the market yet. This way we can get the buyer to the property to preview and, if they like what they see, we can get an offer in right away.

Your time is extremely valuable, and we appreciate and respect that time. With that, we do our best to make the time on your behalf to help you find what you’re looking for based on your wants and needs, and our market expertise.

Now is the time to buy a home. Rates and home prices are still extremely low, and there are many loan programs for qualified buyers that allow them to purchase for as little as a half percent down. We talk a lot about short sales because they are still very prevalent in today’s real estate market. Many homeowners who had survived up to this point by avoiding foreclosure are finding themselves in more and more difficult positions in trying to keep up with mortgage payments on an upside down loan.

One of the biggest (and unfounded) fears for homeowners regarding short sales is that they will have to pay out-of-pocket expenses to close escrow once a buyer is found and the short sale is approved by the lender. This sometimes leads to procrastination and, ultimately, the homeowner loses their home to the bank in foreclosure.

Here’s the deal: In almost ALL cases, THE HOMEOWNER PAYS NO FEES in an approved short sale. That means exactly that…NO FEES, and that includes realtor commissions.

There are some rare instances where your lender may want some sort of repayment for loans taken out against the original mortgage including second loans or Home Equity Lines of Credit (HELOC) where the equity money accessed was used for personal means. In many cases however, we have been able to convince the bank to forgo these charges against the homeowner during the short sale negotiation and escrow process.

Remember that in order to begin to qualify for a short sale, your home mortgage loan must be worth more than the value of your home, and the homeowner has to prove financial hardship. If you are in over your head, facing financial hardship, or heading toward foreclosure, we can help answer all of your questions to determine if you may qualify for a short sale.
